Preparing your property
The condition of the properties viewed by potential tenants is often a key factor when they make their choice. Properties that are tired or in need of work often stick on the market. Points to be particularly aware of:
- Bathrooms. Floor tiling is preferable to carpet, power showers are essential. Storage, mirrors and double basins in master bathrooms are recommended.
- Kitchens. Must be modern and well equipped. Tenants expect a dishwasher, large fridge/freezer, washing machine with either a tumble dry function, or preferably, a separate unit, microwave, hob and oven. It is important to provide the instruction manuals for all appliances.
- Storage. A reasonable amount of storage should be available. In general, wardrobe space in each bedroom, hall cupboards to accommodate coats, hoover and shelving units in the reception rooms.
- Decorative order. The property should be clean (including windows) and newly decorated in neutral tones.
- Flooring. Carpets should be light and a neutral colour and in good, clean order. Wooden floors are preferable in the reception rooms and hallways.
- Curtains/Blinds. These should be in good order, clean and a neutral colour or design that compliment the colour of the walls and carpet.
- Exterior. The exterior of the property should be freshly painted, where necessary. The gardens should be tidy and in a seasonal condition. Any garages and cellars should be made available for the use of the tenants.
While the property is being shown
- First impressions are very important so ensure the house or flat is clean and tidy, including the windows.
- The property should be well aired, as smells of damp, old cooking and unaired bedrooms do not create an ideal letting environment.
- Beds should be made with freshly laundered linen and a bedspread/throw and cushions.
- Ensure there is sufficient lighting and that the property is heated, especially in the winter months
