In order to secure the best ‘blue-chip’ tenants and maximise the rental potential of your investment, here are a few tips to be aware of:

  • First impressions are all important – ensure the exterior of your property is in good decorative order and plant up any window boxes or tubs
  • Make sure your property is in the best possible order throughout but focus particularly on the kitchen and bathrooms
  • Choose neutral colours for the paint finishes, carpets and curtains and ensure you use reputable contractors to carry out the works for you to guarantee they are done to a high standard
  • Kitchens should be fully fitted with modern appliances, stone, ceramic or wood flooring and granite work surfaces
  • Bathrooms should also be part or fully tiled with chrome fittings and power showers are a particular attraction
  • Properties often fall down due to lack of storage – make certain bedrooms are generously fitted with cupboards and ensure bathrooms have good storage space too
  • In addition, don’t forget the outside space at your property – attractively presented gardens and terraces make a real difference too, especially in the spring and summer months, so spending a little money on planting can be a great investment
Other points to note . . .
  • If you property is held on a lease or is subject to a mortgage, written permission may be required in the form of Consent to Let, either from the freeholder or the mortgagor.
  • Are you aware of the legal requirements for your property, such as Gas Safety (Installations in Use) Regulations 1998, the Electrical Equipment (Safety) Regulations 1994, the Furniture & Furnishings Regulations 1993 and the Finance Act 1995. We are able to advise you on all of these.
